Westmar Business Center 1080 S.E. Ninth Street, Bend Westmar Properties, LLC RiverWest Builders, Bend Jim Landin, GGL Architecture, Bend Howard Friedman, Compass Commercial Real Estate Services, Bend, 383-2444 The Westmar Business Center is taking shape in the southeast industrial area off of S.E. Ninth Street near Reed Market Road. The business center consists of three separate buildings totaling more than 39,000 square feet of office, industrial and showroom space on 2.8 acres.

Two of the buildings fronting S.E. Ninth Street have office and showroom space that could potentially acommodate anything industrial, such as an architectural or engineering firm, a lighting contractor, plumbing operation or artist studio with gallery space, said Howard Friedman, a leasing agent with Compass Commercial Real Estate Services in Bend.

The third building has dock-high loading for truck deliveries, Friedman said, adding that the new business center will help ease Bend’s industrial 3.2 percent vacancy rate, which is at a historic low.

“The owners had the foresight to buy land ahead of time, and industrial property is doing very well,” he said. “There’s a low vacancy rate in the city and great demand for industrial space.”

The owners of the property, Westmar Properties LLC, are selling industrial condominiums as small as 2,800 square feet for $140 to $160 per square foot, Friedman said. Buyers would be part of a condominium association with codes, covenants and restrictions in place, he said. Lease rates range from 70 cents to $1 per square foot. Tenant improvements can be made. The building will be ready for tenants by August, he said.
